The price of your inspection report depends on the number of photos. A small apartment requires less processing than a large property with hundreds of photos. You buy tokens in advance; they're deducted when you generate the report.

How the token system works

You pay with tokens. One token costs €10. A report costs a number of tokens depending on the number of photos: the price in the table above is exactly the number of tokens. A €30 report costs 3 tokens, a €60 report costs 6.

For a move-out comparison, add 1 token, plus the tokens for the move-out photos. And if you want an estimate of the repair costs for the detected damage, that's 1 extra token.

Included with every report

The base price covers the full AI report: photo analysis, text generation, multilingual output and export to PDF or Word. Damage detection, description of visible damage and an archive with all photos in high resolution are also included by default.

For businesses, invoicing is fully automatic. Enter your VAT number before your purchase and your invoice is created automatically. For valid EU VAT numbers outside Belgium, VAT is reverse-charged. You find every invoice in your order overview, just like private customers do, with the VAT amount clearly shown.

You pay per report, from €30 excl. VAT. The price depends on the number of photos in your report. You buy tokens in advance; they're deducted when you generate the report. There is no subscription, no fixed monthly cost and no extra cost per team member.

Can I start for free?

Yes. Companies with a valid VAT number receive 3 free tokens on registration, enough for one full report up to 50 photos. Individuals can create a project for free, add photos and generate a demo report, with roughly the first 10% visible.

When do I pay €40, €50 or €60?

The price rises with the number of photos: €40 up to 200 photos, €50 up to 500 photos and €60 for larger files from 500 photos.

What is included in the price?

The AI analysis of your photos, automated description of spaces, materials and visible damage, report generation, multilingual output and export to PDF or Word. Damage detection and description of damage are included for free by default in every report. You can also download a free archive with all photos in high resolution and clear file names.

What is paid in a damage report?

Damage detection and description are already in the standard price. Only the repair cost estimate is a paid add-on: for 1 extra token per report, ImmoHabits estimates the repair cost per damage point and shows a summary table with the total price.

Can I also create a move-out inspection report?

Yes. For a move-out inspection report, ImmoHabits compares the state at move-in with the new photos at move-out. You can rephotograph all rooms or add only differences and new damage. You pay 1 extra token for the comparison, plus the necessary tokens based on the number of move-out photos added.

Are Teams, branding and volume pricing included?

Teams is completely free for professional users: you work from a shared token balance and decide who can see one another's reports. A Word template in your own branding can be built on request for €250 excl. VAT, and is free once you have ordered at least 100 tokens. Any mention of ImmoHabits then disappears from your reports, ideal if you deliver them under your own name. For larger volumes, we look at the discount case by case.

Who pays for the inspection report?

When an inspection report is drawn up by an external expert, the cost in Belgium is usually shared between tenant and landlord, unless agreed otherwise. If you create it yourself with ImmoHabits, you only pay for the report (from €30) instead of an expert's fee.
